FAQ

What Is Considered A Commercial Building?

A commercial building is any type of building structure that is utilized solely for business purposes and is non-residential.  All businesses are operated from a commercial building on commercial real estate property.  Where people are working or volunteering, they are working in a commercial establishment on a commercial property.  Your house, for example, is a residential structure on a residential property.

Examples of commercial buildings:

  • Retail Stores
  • Box Stores
  • Grocery Stores
  • Warehouses
  • Churches
  • Restaurants
  • Corporate Offices
  • Schools
  • Nursing Homes
  • Medical Offices
  • Hospitality
  • Industrial Spaces
  • Gas Stations
  • Automotive Shops
  • Auto Dealerships

Why Should I hire A Commercial Painting Company to Paint My Commercial Building?

Commercial painting involves working in many different building structures where the business may or may not be in operation.  An operating business requires working in areas where the company employees and upper management are also working.  This requires safety, VOC compliant material, and minimum disruption.  The building itself can pose challenges due to the building size, ceiling, and wall heights, working in areas of machinery, forklift traffic, and warehouse inventory.

Larger commercial painting projects will require different size scissor or boom lifts that require extensive knowledge for operation and safety of equipment.

The knowledge of paint and coating products for commercial painting projects for the many different types of substrates is required to eliminate product failure.

It is easy to understand that for your commercial painting project to be successful you will need a commercial painting contractor.

We have seen unqualified residential or novice painters get in over their head many times, and the outcome is costly, not to the painter but to the hiring business owner.

Why Should We Paint Our Commercial Building?

Painting is more than just a couple coats of paint! Customers first impressions are important, seeing a business is successful and well cared for shows that the business cares and will also care about their customer.

It improves employee morale and productivity, a well-kept workplace lets employees know that upper management and ownership care that their employees have a positive environment where they can perform their jobs.

Improving the workplace with a fresh “paint-makeover” is one of the most rewarding and financial savvy investments a company can invest in!

What Can We Expect When We Call A Commercial Painting Company For An Estimate?

We will make an appointment to visit your workplace to discuss your project and give some insight as to what your project will require.

We will put a detailed proposal together specifying all the work and material and deliver it in person or by email depending on the size of the project.

If We Have A Commercial Project To Be Built And We Have Blueprints, Can You Bid Off The Blueprints?

We receive invitations to bid on commercial buildings from General Contractors every day that require us to put together a detailed scope of work for the painting.

Blueprints are great because everyone is bidding on the project with the same specifications.

What Type Of Commercial Roofs Can We Apply A Cool Roof Coating On?

Single Ply Membranes – EPDM, TPO, PVC, and Hypalon

Single ply roofs are sheets attached to the subsurface, and they deteriorate due to heat, UV degradation, shrinking, chalking, and separation

Sprayed Polyurethane Foam

SPF deteriorates due to age, heat, UV degradation, and movement.

Asphalt Roofs, Modified Bitumen, and Rolled Roofing

These roofs are susceptible to heat, UV degradation, splitting, cracking, and separation.

Metal Roofs

These roofs are lapped metal sheets fastened to the building structure.  These roofs are very susceptible to corrosion, wind, and thermal shock which loosens the fasteners over time.

Why Should We Use A Cool Roof Coating System On Our Commercial Building?

  • Economical, low-cost investment
  • Energy and cost saving potential
  • Lengthen the lift of your rooftop equipment
  • Reduce urban heat island effects
  • Less noise, business disruptions, and downtime
  • No Equipment taking up space in your parking lot
  • No unnecessary trash filling our landfills
  • Our roofs are sustainable. A sustainable roof system requires little maintenance

People are also realizing the lasting benefits of a “cool white roof”.

When the air temperature is in the upper 90’s, a dark roof can exceed 160 degrees.  But a roof with our cool white coatings will typically top out around 100 degrees because our coatings have high solar reflectance.  This reduces the heat transfer to the interior of the building by reflecting the sun’s heat away from the building’s roof.  The building’s air conditioning system also does not have to work as hard to keep the building’s interior cool which in turn, saves you money!

What Type Of Roof Coatings Do You Use?

All commercial roofs are unique.  We have the product knowledge and hands-on industry experience to handle any type of problem.  We have a full range of products to protect your commercial roof.  We will create a system that will outlast any other roofing option available on the market today without a costly roof tear-off!

Acrylic:

Our acrylic coatings are the most widely used in roof restoration.  Acrylic coatings cure by water evaporation and they have a proven track record on a variety of roof substrates.  The acrylic coating process has a total of three coats applied to a roof substrate.

Silicone:

Silicone coatings are high solid, moisture-cured, solvent-based coatings.  The silicone coating is great for ponding water issues where water sits on your roof for more than 48 hours.  The silicone coating process has a total of two coats applied to a roof substrate.

The Benefits:

  • Durable and flexible
  • Seals the entire surface
  • Flows into cracks and crevices
  • Reduce thermal shock damage
  • Handles all ranges of temperatures
  • Bonds directly to existing surfaces
  • Forms a tough seamless membrane
  • Resist UV deterioration unlike a black roof

What Is The Roof Coating Process For Different Roof Types?

It depends on the roof and the coating manufacturers requirements.

For Rubber and Asphalt Roof Restoration (Three-Coat Process):

First, we pressure wash the entire surface of the roof to remove all contaminants and allow for the best coating adhesion.

Then we repair any bad areas and reinforce all seams, vents, flashing, and penetrations with a high strength polyester mesh repair system.

Cover with a gray base coating as the first step of our three-part coating process.

Apply the second coating.  This first cool white coating is applied over the gray base coating.

Then complete the process by applying the third and final cool white coating creating a seamless membrane over the entire roof surface.

For Metal Roof Restoration (Two-Coat Process):

First, we check every faster for tightness.

Then we pressure wash the roof to remove all contaminants and allow for the best coating adhesion.

Remove any surface rust by hand or mechanical tooling.

Then we prime all rusted areas as needed.

Repair all bad areas.

Cover with a gray base coating as the first step of our two-part coating process.

Then complete the process by applying the second and final cool white coating.

What Are The Benefits Of A Commercial Cool Roof Coating System Instead Of Tearing Your Roof Off?

Benefits of Restoring Your Roof vs. a Tear-Off:

  • Economical, low-cost investment
  • Energy and cost savings potential
  • Lengthen the life of your rooftop equipment
  • Reduce urban heat islands effects
  • Less noise, business disruptions, and downtime
  • No equipment taking up space in your parking lot
  • No unnecessary trash filling our landfills
  • Our roofs are sustainable.  A sustainable roof system requires little maintenance
